Official reports for Uptown, Central City, Carrollton and Broadmoor document more than 10,400 shotgun houses within their survey boundaries.

Uptown contains the largest recorded number. In Central City, frame shotguns account for 70% of district buildings, the highest reported concentration in this analysis.

The permit record

Shotgun renovations appear every year.

From 2017 through 2025, City permit records contain 97 structural or non-structural renovation permits whose project descriptions explicitly use the word “shotgun.” The series peaks in 2021, when 19 such permits were issued.

The record shows continuing reinvestment in the building type. It also gives a reproducible baseline for future updates.

New Orleans shotgun home prices

The median asking price was $267,000.

A public search on August 14, 2026 returned 52 priced shotgun-style homes. Asking prices ranged from $45,000 to $725,000, with the middle half listed between $199,750 and $380,500.

About 67% were categorized as multi-family, while 79% were located in ZIP codes 70117, 70119 and 70118.

06    Methodology

Sources and method

How the census was assembled.

The analysis combines official architectural surveys, reproducible City permit records and a dated public market sample.

01District counts+

Counts, shares and type breakdowns were transcribed from official City and National Register district reports. Uptown’s count is calculated from the report’s 48% share of 10,716 buildings and rounded to approximately 5,144.

02Permit activity+

The permit series selects records issued from 2017 through 2025 whose description contains the word ‘shotgun,’ then counts structural and non-structural renovation permit types by year. It is a minimum observable series rather than a total of every project involving a shotgun house.

032026 market sample+

Price statistics cover 52 priced homes in the public Shotgun Style result set on August 14, 2026. One visible vacant-lot result was excluded. The figures describe active asking prices on that date.

04Citywide coverage+

New Orleans property systems do not maintain one complete architectural-style field. The 10,400-plus headline is the combined scale documented by four district reports, while the chart and table preserve each district’s original survey context.
